Slate, shingle or steel: what each one costs over forty years

Buying

Hand-cut slates on an old roof

The cheapest roof to buy is rarely the cheapest roof to own.

Every roofing quote compares prices on the day. Almost none compare them over the life of the house, which is the only comparison that matters.

Asphalt shingle

The lowest price to install and the shortest life, usually 20 to 25 years here. Over forty years you will pay for it twice, and for the strip in between.

Standing seam steel

About twice the price of shingle and good for fifty years or more. The seams and clips need looking at every decade; the panels rarely do.

Slate

Three to four times the price of shingle and still on the roof a century later, if the flashing is renewed once along the way. On a house you intend to keep, it is the least expensive roof there is.
